Needed : a flat in Manial

Actually I'm asking for two flats , one to be residential to my 4 member family, and another to be suitable as an office.

for residential, I'm looking for 2,3 bedrooms and good reception, if it is in level, elevator is needed , price I hope not more than 150,000 if for sale, yet also renting is ok as well as price is not too high.

of the office I need about 100-140 m2 , rental , average with 800 - 1200 Le/month
