Needed: an apartment in Cairo

I am interested in buying an apartment in Cairo, and was wondering if anyone could give me advice as to a good simsar, price ranges and so on. Looking for an apartment up to 85,000 LE, are there apartments in this range available in nice neighborhoods? I would like to live in Manyal, Zahra, Maadi, or maybe Ghamra. Somewhere not too far from downtown, but quiet enough, are there any other nice areas that meet this description?

Looking for a 2 bedroom apartment, already finished so I don't have to do much work on it .
Are there nice apartments like this available in my price range? Also, what is the average commission for a simsar (broker) for helping to find an apartment?

How much should fixing up an apartment cost, such as a paint job, re-flooring, etc.?
Also, does anyone know if futon beds are available in Egypt. If not, would anyone recommend a carpenter who could make a futon bed if I gave him a picture of it... many thanks to whomever can answer these questions.

I am an Egyptian living abroad. I studied in Canada and due to unsufficient funds I returned back to Morocco. I am working in a multinational call center. I wish to continue my studies. I am planning to go back to univerty in Cairo.

If you who are interested in renting an appartment in cairo, Egypt i know of a luxirious appartment in heliopolis that their owners want to rent it but for a long period (not less than a year).

Its situated in Roxy, on khalifa el ma'amoon street. It is fully furnished, and fully equipped, including ACs in all 3 bedrooms, plus one in the hall.

They want to rent it to either a family who shall look after it very well, or to embassys or multinationals companies.
